Senior Facilities Manager
This position will suit a technically strong Facilities professional ready to step into a strategic role – optimising building operations, enhancing tenant experience, and driving financial and sustainability outcomes.
The Opportunity:
Reporting directly to the Director, you will take ownership of facilities operations across a premium commercial portfolio. Based at head office, you’ll work closely with site teams, asset management and service partners to ensure consistency in compliance, contractor management, building performance, and long-term capital planning.
Key Responsibilities:
Facilities Operations & Technical Oversight
- Oversee end-to-end building operations across multiple commercial assets
- Drive preventative and reactive maintenance programs
- Lead infrastructure upgrades and critical works with zero unplanned outages
- Ensure optimal performance of HVAC, BMS and essential services
- Act as the senior escalation point for tenant facilities matters
- Partner closely with asset management and internal property teams
- Oversee fit-outs, relocations and service delivery standards
- Ensure full compliance with statutory, safety and environmental requirements
- Lead audits, risk assessments, emergency planning and AFS testing
- Maintain best-practice governance across the portfolio
- Manage OPEX budgets and contribute to CAPEX and long-term capital planning
- Oversee procurement, service contracts and vendor performance
- Identify cost efficiencies and value-add initiatives
- Drive energy efficiency and NABERS optimisation initiatives
- Support smart building and digital transformation projects
- Improve ESG outcomes across assets
About You:
- 10-15+ years’ experience in commercial facilities or property operations
- Proven success in a Senior FM or multi-site portfolio role
- Trade or technical background in HVAC / mechanical services (essential)
- Strong financial acumen across OPEX, CAPEX and contract management
- Deep understanding of WHS, compliance and critical building systems
- Confident managing stakeholders and driving operational improvements
- Experience with major commercial assets in a CBD environment
- FM accreditation and exposure to Yardi or similar systems will be highly regarded.
